Priced to be a no-brainer for engineering firms and developers. Jurisdictions get the first 5 projects included — beyond that, LandDev charges a flat monthly or annual fee based on submittal volume, not a cut of your permit revenue. All plans are billed at base rates — custom pricing available for enterprise clients.
All prices shown include every platform fee — no setup costs, no per-submittal surcharges, no hidden charges.
Per-seat pricing. All engineers at your firm on one platform, with role-based access for project managers, designers, and field staff.
For small engineering firms taking on their first projects. Everything you need to replace the shared drive and email chain.
For growing firms managing multiple active projects across multiple jurisdictions. The full platform with priority support.
For established firms with large teams, complex multi-discipline projects, and enterprise security and compliance requirements.
SSO, audit logging, and custom integrations can be scoped as part of an Enterprise contract — ask us about your requirements.
Per-project pricing. Pay for what you're actively developing — not seats that sit idle between deals.
For developers with a small number of active entitlements who need visibility without complexity.
For active developers managing multiple simultaneous entitlements across different jurisdictions and engineering firms.
For large development companies and regional builders managing deep project pipelines with complex capital structures.
Investor-ready reporting and custom data exports can be scoped for Portfolio contracts — ask us about your requirements.
You're only billed the full active rate while a project is actually moving. The moment it goes quiet, the rate drops — you're never paying full price to keep old data parked.
90 days with no logins, uploads, or status changes automatically shifts a project to the $35/project/mo dormant rate. All documents, tasks, and history stay fully accessible — you're just not paying for active use.
Any new activity instantly restores active billing — or mark a project dormant yourself the moment you're done, no need to wait 90 days.
First 5 active projects included at no charge. Beyond that, LandDev charges a flat monthly or annual fee based on submittal volume — a simple, predictable budget line item, not a percentage of your permit or review fee revenue.
Any jurisdiction can get started with no credit card and no commitment. Jurisdictions with fewer than 5 active projects at a time may never move beyond this tier.
For growing cities and active suburban jurisdictions managing a steady flow of development submittals across multiple departments. Flat fee — not a percentage of your permit revenue.
For larger cities and county agencies with high throughput. Still one flat, predictable fee — no percentage, no revenue sharing.
For large cities, county governments, and regional planning agencies with complex workflows and IT requirements.
SSO/IT integration and compliance documentation can be scoped as part of a municipal contract — ask us about your requirements.
A flat monthly or annual fee based on how many active submittals your jurisdiction is running — never a percentage of your permit fee revenue. $475/mo for projects 6–15, $950/mo for 16–30 (both 15% cheaper billed annually), custom above that. One predictable number for your budget, every time.
Any active development submittal currently under review or in an open approval cycle. Closed, approved, or archived projects do not count toward your active total.
Jurisdictions on paid tiers receive annual invoicing options and W-9 documentation to simplify the public procurement process. Contact us and we'll make it easy.

Document storage, SSO/SAML, audit logs, and custom API access are on our roadmap and not yet part of any plan. Enterprise (Firm) contracts can scope some of these individually — ask us about your requirements.
Yes — all paid plans include a 30-day free trial with no credit card required. You'll have full access to every feature in your chosen plan from day one. We'll send you a reminder email one week before your trial ends. If you continue, just add a payment method — no interruption to your projects or data.
Absolutely. You can upgrade or downgrade at any time. If you upgrade mid-cycle, you're prorated for the remainder of the billing period. Downgrades take effect at the next renewal.
Any project that has had activity — a document upload, task update, or submittal — in the past 30 days. Projects in archive status don't count toward your limit and remain accessible.
If a project sees no logins, uploads, or status changes for 90 days, it automatically shifts from the active rate to a $35/project/mo dormant rate — full data, documents, and history stay accessible the whole time. Any new activity (or a manual reactivation) instantly restores it to active billing. You can also mark a project dormant early the moment you're done with it.
The first 5 active projects are included at no charge — no credit card required. Beyond that, LandDev charges a flat fee based on submittal volume: $475/mo for projects 6–15, $950/mo for 16–30 (both 15% cheaper on annual billing), custom pricing for 31+. It's never a percentage of your permit or review fee revenue — just one predictable line item your finance department can budget for.
Yes. The engineering firm manages the project under their Professional or Firm plan, and the developer is invited as a client with read-only access through the client portal — no extra seat charge to the developer.
Base pricing is published here, but enterprise and multi-firm agreements are always custom. Contact us and we'll put together a proposal that fits your volume, team size, and contract structure.
AutoCAD, Civil 3D, Bluebeam, and email sync integrations are on our roadmap but not built yet — we'd rather tell you that up front than oversell it. Today, LandDev handles document review through in-browser PDF markup, so you don't need a separate tool to redline a submittal.
All data is encrypted in transit and at rest, backed by Supabase's managed Postgres infrastructure. LandDev itself has not completed a SOC 2 audit — if that's a hard requirement for your organization, talk to us before signing up so we can walk through what's in place today.
Every plan starts with a full 30-day trial — zero restrictions, no card required. You'll get a reminder email one week before your trial ends. If you decide not to continue, we'll follow up 30 days later with an exclusive offer.
After your trial, fill out our "How'd We Do?" feedback form before your service start date and receive 15% off your first full year. Your feedback directly shapes the product — and you get paid for it in savings.
The feedback form is emailed to you when your trial wraps up. It takes about 5 minutes.
We'll recommend the right plan for your firm size, project volume, and workflow. No pressure — just a conversation.
